City One Development summed up its activities of the year. So, here we’ll write about the results of the company’s team for 12 months and conclusions on the primary real estate market of Kyiv in brief .
The year 2022 seemed to be the most difficult in all the years of independent Ukraine. Despite the difficult challenges, the company remains a stable and reliable developer, continues to actively build and commission new facilities. City One Development continues to work and build to support the country’s economy and to speed up Ukraine’s victory over the aggressor.
Since the beginning of the war, City One Development company, together with Valery Kodetsky’s “UNITA” charity foundation, systematically helps to affected and liberated communities, hospitals, the Armed Forces, and the Terro-Defense Forces. More than 30 million hryvnas were allocated and more than 480 tons of humanitarian aid were transferred to the most affected communities. 5 million hryvnas were transferred to the needs of the Armed Forces. 40 radio stations with a total cost of $6,000, 7 off-road vehicles for the military were delivered to National Guard, as well as 2 heavy-duty trucks for ground defense, and 776 bulletproof vests for military units. Together with partners, the company has equipped 8 checkpoints in Kyiv and the region. 200 units of metal anti-tank “hedgehogs” were also produced and 30 tons of crushed stone were delivered. City One Development and UNITA purchased and delivered state-of-the-art medical equipment worth 10 million hryvnas to the Kyiv military hospital.
In the first month of the full-scale invasion, the situation for the company was extremely difficult: 20% of the company’s male staff joined the ranks of the Armed Forces. But thanks to the coordinated work of the team, construction work was resumed at all the company’s facilities from the beginning of May.
Despite military actions in 2022, the company continues the construction of all previously announced complex projects in the capital and fulfills its obligations to its investors.
The 4th stage of the “Sviatobor Park Resort” comfort-class complex was put into operation: a 12-story building, 169 apartments with a total area of 11,217.90 m2, own underground parking for 199 parking spaces with an area of 1,176.40 m2 and 489.6 m2 of non-residential commercial premises. The building and the parking space have already received a postal address.
Construction in progress:
– 7-th queue of residential block of business class “Novopecherski Lypky”. It is in the final stage of construction, it contains 4 buildings with a height of 20-24 floors. The total area of the buildings is 75,222.56 square meters, of which 51,833.66 square meters are residential, commercial – 1395.36 sq.m., underground parking for 464 cars.
– 8th queue, which has a total area of houses of 101,700 m2, underground parking – 18,925 m2, commercial premises for business – 11,800 m2.
The company’s analysts highlighted the main trends in the capital’s primary real estate market in the past year:
• In 2022, hryvna depreciated by 37%: dollar rate increased from UAH 27 to UAH 37 according to NBU exchange rate.
• The average price on the primary housing market in Kyiv at the end of 2022 in dollars is $2,045/sq.m, which is 4% more than at the end of the last year. The average price in Kyiv in hryvna is almost 75,000 hryvnas/sq.m. The growth in hryvna since the beginning of the year was 40%, more than the cost of currency.
• The highest price increase occurred in the premium class +8%. All other classes (economy, comfort, business) rose in price by 1-3% on average.
• The structure of the offer of residential class remained as in last year. The comfort class (45% share) continues to grow at the expense of the economy class (10% share). The shares of business class (36%) and premium class (9%) remain stable.
• As of the end of the year, the volume of offers on the market of new buildings decreased by 20% compared to the data at the beginning of 2022.
• In Kyiv, sales of 80% of residential properties that were on the primary market before the war were resumed. There are several objects whose construction has been suspended – these are mainly projects that were problematic even before the war.
• This year in Kyiv developers almost did not start the construction of new projects, but they began the construction and sale of new phases of already existing large residential complexes.
