Despite the ongoing war and significant energy challenges, City One Development remains a reliable developer, continuing active construction and fulfilling its commitments to clients.
In 2024, the company maintained steady progress across all previously launched projects. Construction work is actively underway on the 7th and 8th phases of the premium-class residential complex Novopecherski Lypky, as well as on the comfort-class residential complex Svyatobor Park Resort.
Construction continues on the 6th and 7th phases of Svyatobor Park Resort, with two new sections added to Phase 6 this year. In 2024, apartment sales began in Phase 6, while parking spaces in Phase 7 also became available for purchase.
In 2025, the company plans to commission four buildings of the 7th phase, with a total area of 75,222.56 sq.m, and to complete construction of the 8th phase of Novopecherski Lypky.
This year also marked the first transaction under the government’s eRestoration program, using a compensation certificate for war-damaged housing toward the purchase of an apartment in Novopecherski Lypky. Several contracts under the eOselya state mortgage program were also signed in Svyatobor Park Resort.
Prior to the full-scale invasion, City One Development had been preparing to launch a new business-plus-class multifunctional residential complex called The Light, located at 5 John McCain Street. During the war, the project was revised to meet enhanced safety requirements, and construction is set to begin in 2025.
For the third consecutive year, City One Development has been actively supporting Ukraine’s Armed Forces in partnership with the Valerii Kodetskyi Charity Foundation UNITA. Over the past year, targeted aid based on direct requests from military units has included the procurement and delivery of modular housing, off-road vehicles, rigid-hull boats, generators, diesel power stations, and other critical equipment. A military hospital and a clinical facility were also supplied with advanced ventilators and materials for dialysis treatment.
The company remains committed to providing all possible support to defenders of Ukraine and will continue to contribute to the nation’s path to victory.
Kyiv’s Primary Residential Real Estate Market: 2024 Overview

The average price per square meter in U.S. dollars remained nearly unchanged over the year, increasing by just +0.5%, which falls within the margin of statistical error, reaching $1,947/sq.m.

The USD/UAH exchange rate rose by +14% over the year, from 36.6 to 41.64 UAH per USD.

Accordingly, the average price in Ukrainian hryvnia increased by +14%, from 70,900 UAH to 81,000 UAH per sq.m.

Prices for comfort- and economy-class housing fell by –5% and –6% respectively. In contrast, business-class housing rose by +2% and premium-class by +8%.
